Pricing
You pay for the rooms you stage
Staging is priced by the room, so you only pay for what the listing needs. Here is what moves the number up or down.
What sets the price
Rooms staged
The living room, dining area, kitchen and primary bedroom do most of the selling. Each extra room adds to the price, so we recommend only the ones that help.
Home size
Larger rooms need more and bigger furniture. A one-bedroom condo costs less to stage than a 3,000-square-foot house.
Vacant or lived-in
Lived-in (occupied) staging uses your own furniture where it works, so it usually costs less than furnishing an empty home.
Rental term
The quote covers a set rental period. If the home is still on the market after that, you can extend.
Access
Stairs, elevators with booking windows and long carries add crew time. Tell us up front and we'll plan for it.
Four ways to spend less
Stage fewer rooms
Start with the main living area and the primary bedroom. They show up first in listing photos.
Choose lived-in staging
If the home is furnished, we work with what is there and add only what is missing.
Book a consultation
For the tightest budgets, a 90-minute walkthrough gives you a plan to carry out yourself.
Pay at closing
With Notable, the staging is paid out of escrow when the home sells.

Pricing questions
How much does home staging cost?
Staging is priced by the room. The total depends on how many rooms are staged, the size of the home, whether it is vacant or occupied, and the rental term. Send the address and square footage and we'll give you a room-by-room quote within 24 hours.
What is the cheapest way to stage a home?
A staging consultation: a 90-minute walkthrough and a to-do list you carry out yourself. Next is occupied staging, which uses your own furniture, or vacant staging limited to the living area and primary bedroom.
Do I have to stage every room?
No. The living room, dining area, kitchen and primary bedroom matter most. We recommend extra rooms only when they help buyers understand the floor plan.
Can I pay for staging when the home sells?
Yes. Through Notable, qualified sellers can pay for staging at closing, out of escrow. Notable sets eligibility and terms.
