Staging a Flip on a Deadline

On a flip, every extra week costs money in interest, taxes, insurance and utilities. Book staging before the renovation ends, schedule the install for the day after final cleaning, and have the photographer follow the same day. Stage the main living areas and primary suite and leave the rest.
Start before the work is done
Send us the address and the expected completion date while the contractor is still on site. We can quote from the floor plan or progress photos and hold an install date, so there is no gap between finishing and listing.
The sequence that saves days
- Contractor finishes and removes tools and materials.
- Final clean, including windows and floors.
- Staging install the next day.
- Photos the same afternoon or the following morning.
- Listing goes live.
Where to spend
New finishes with nothing in the room look flat in photos. Furniture gives scale and warmth. Stage the kitchen and living area, the dining space and the primary suite. In our Santa Ana ranch home and Laguna Woods condo, leather, wood and woven textures warm up new white finishes.
Where to save
Skip secondary bedrooms unless one is unusually small or oddly shaped and needs a bed to prove it works.
Repeat projects
If you flip several homes a year, tell us. Knowing your schedule ahead of time lets us plan crews and inventory around your closings.
