Partial vs. Full Staging: How Many Rooms Do You Need?

A staged living room with a cream sofa and a tufted bench

Partial staging furnishes the main rooms, usually the living room, dining area and primary bedroom. Full staging furnishes every room. Partial is enough for most condos and standard floor plans. Full staging earns its cost when the layout is unusual or the home is large enough that empty rooms raise questions.

Partial staging

  • Lower cost, because staging is priced by the room.
  • Faster to install and remove.
  • Covers the photos buyers look at first.

It works when the unstaged rooms are ordinary bedrooms that explain themselves.

Full staging

  • Every bedroom, office, loft and outdoor area is furnished.
  • The home feels consistent from room to room on a tour.

It is worth it when the home has a loft, bonus room or den that buyers will not know how to use, when bedrooms are small and need furniture to prove a bed fits, or when the home is large and a string of empty rooms makes it feel unfinished.

Examples

Our Laguna Woods condo is a compact plan where a handful of rooms tell the whole story. The Tustin family home has a living room, a family room and a bonus room, and each one is staged so the floor plan makes sense.
